What are the proposals?

As described in the BOMC’s April 27 work session, there are three projects proposed for City/DDA owned properties:  

Project 1: 
Town Green Market Development:
Proposed by Fabric Developers, the Town Green Market Development is a two-story building fronting the Town Green with multiple tenants including neighborhood, chef-driven, full-service restaurants with outdoor dining overlooking the park, and destination local retail designed to connect downtown with pedestrians. The project also calls for second floor office space fronting N. Avondale Road.  

Project 2: 
Townhome Community
: Proposed by Fabric Developers, this project is a residential townhome community comprised of approximately 11 live/work units located along Lake Street and Franklin Street across from the Town Green. Unit size is projected to be between 2,500 – 3,000 sq. ft. These units will provide active uses along the park edge and camouflage a public parking deck proposed in Project 3B.  

Project 3:
(3A) Boutique Hote
l: Proposed by ForrPlaces, this mixed-use development on N. Avondale Road adjacent to Lake Street includes an 80 to 82-room, full-service, boutique hotel with ground floor retail and a public roof-top restaurant and/or bar.     

(3B) Parking Deck: A 185-space public parking deck wrapped by the live-work units described in the Townhome Community Project 2 is proposed in the rear of the property. Most of the parking spaces in this four-story deck will be reserved for public use to meet the demands of visitors to the park and the adjacent restaurants. A limited number of spaces will be dedicated for the live-work units and the hotel.
